When you book The Third & Oak Estate, the entire historic Wright-Murchison House is yours — all three private suites across two floors, connected by shared porches and a private courtyard, set on a single estate steps from the Cape Fear Riverwalk.

Gather for weddings, milestone celebrations, family reunions, or corporate retreats knowing every guest has their own front door, kitchen, and living space — while the whole group stays together under one roof. Three distinct suites, each with its own character: The Wright Room's ground-floor ease, The Live Oak Suite's airy three-bedroom flat, and The Downtown Loft's signature spiral staircase and lofted bedroom.

The weekend,

Third & Oak isn’t a traditional wedding venue — we’re a boutique estate that wedding parties and immediate family buy out for the weekend. When you reserve the full property, you get a private base in the heart of downtown Wilmington that’s walkable to more than a dozen ceremony and reception venues, with enough room to keep the people who matter most under one roof for the whole celebration.

We don’t host ceremonies on-site. What we do is headquarter your wedding weekend: lodging for the couple, bridal party, and closest family; a bridal-suite-worthy Live Oak Suite for hair and makeup; 10 reserved parking spaces; and a short walk to Bellamy Mansion, Thalian Hall, The River Room, and the rest of the Historic District’s venue lineup.

The Live Oak Suite's 3 bedrooms and 3 bathrooms make a natural bridal suite. The Downtown Loft works well for the groom's side. Stylists and glam teams come to the property.

The 1870 Wright-Murchison House, the brick courtyard, the live-oak canopy over 3rd Street, and the Downtown Loft's spiral staircase give photographers more variety than most venues — before you even leave the property.

Walkable to ceremony venues

Most of our wedding couples walk to their ceremony and reception. No shuttles, no late-night driving, and the reception runs as late as you want without worrying about how guests get home.

3-night minimum

The 3-night rhythm matches a full wedding weekend: Friday rehearsal, Saturday ceremony, Sunday brunch. We don't do one-night event rentals.

How many guests can the Third & Oak Estate accommodate for a wedding?

The estate sleeps up to 10 guests across 5 bedrooms and 4.5 bathrooms. That's enough for the couple, immediate family, and most of the wedding party to stay under one roof. Larger ceremonies are held at nearby downtown Wilmington venues — all within walking distance — and extended guest lists typically stay at hotels or additional rentals in the Historic District.

Is Third & Oak a wedding venue? Can we have the ceremony on-site?

Third & Oak is a boutique estate you buy out for the weekend, not a ceremony venue. We don't host on-site ceremonies or receptions — the property isn't set up for large events. What we are is the headquarters: the place the wedding party and immediate family stay, get ready, and unwind. Downtown Wilmington has more than a dozen walkable ceremony and reception venues.

What's the minimum number of nights we need to book for a wedding weekend?

A 3-night minimum applies to full-estate bookings. That aligns with how most of our wedding couples use the property — Friday arrival and rehearsal dinner, Saturday ceremony and reception, Sunday brunch and late check-out. Some groups add a fourth or fifth night around that core 3.

Where do most Third & Oak wedding couples have the ceremony?

Downtown Wilmington has a remarkable concentration of wedding venues within a 5- to 15-minute walk of the estate. Bellamy Mansion, Thalian Hall, City Club at de Rosset, The River Room, 128 South, Ironclad Brewery, and the Brooklyn Arts Center at St. Andrews are the most common picks. Because everything's walkable, most couples don't have to arrange shuttle service between the suite and the venue.

How many cars can park on-site during the wedding?

Up to 10 cars, in reserved spaces in our private lot at 315 South 3rd Street. That's 10 spaces for 10 guests — roughly a one-to-one ratio for a fully booked estate. On a Saturday in downtown Wilmington, that's a meaningful advantage over street parking.

Can the bridal party get ready at the estate?

Yes — this is one of the main reasons wedding parties choose us. The Live Oak Suite's 3 bedrooms and 3 bathrooms make a natural bridal suite for hair, makeup, and dressing. The Downtown Loft works well for the groom's side. Stylists come directly to the property, and the historic architecture makes for a beautiful photo backdrop while you're getting ready.

Do you allow wedding vendors on the property (florists, hair/makeup, caterers)?

Yes. Stylists, hair and makeup teams, florists, and wedding planners regularly work from the Live Oak Suite. We ask vendors to keep amplified music inside and respect quiet hours (10 PM weeknights, 11 PM weekends) since we sit in a residential stretch of the Historic District.

Are pets allowed during the wedding weekend?

Pets aren't standard at Third & Oak, but wedding weekends are often the exception — a flower dog or ring bearer in fur is part of the plan for a lot of our couples. Mention it when you inquire and we'll work it out on a case-by-case basis.

How far in advance should we book for a wedding weekend?

We recommend booking 6–12 months out for Saturday weddings in peak season (April–May and September–October). Off-peak dates are often available 3–4 months out. If your date is flexible, reach out anytime — we'll tell you what's genuinely open.

What's the difference between booking individual suites and booking the whole estate?

Booking individual suites means your party could be sharing the property with unrelated guests in the other suites — fine for some weekends, not ideal for a wedding. Booking the estate gives you exclusive use of the entire property for your dates, including the shared courtyard and porches, and a single arrival experience for everyone in your group.
